Is the summer really that bad?

June to September is genuinely hard. The other eight months are why everyone stays. Most transplants adjust in one season — I'll tell you honestly whether you're someone who will.

What does my money buy?

Far more than California or Nevada, less than it did three years ago. I'll send real comparable sales for your number rather than a national average.

Can I buy without flying out?

Yes, and many of my clients do. Video walkthroughs, mobile notary, remote wire. You'll see more on my video than in a ten-minute showing.

Do I want an HOA?

Depends entirely on whether you're here year round. For lock-and-leave snowbirds an HOA is a gift. For others it's a monthly annoyance. We'll work out which you are.

I'm Ann Wilson. I'm a broker and an investor, and I've been doing this since long before anyone searched for a house on a phone.

I came from Poughkeepsie, New York, which means I know exactly what it's like to move somewhere that looks nothing like where you grew up. Most of my clients are doing the same thing — arriving from California, Nevada, the Midwest or a set of military orders, trying to make an enormous decision about a place they've spent four days in.

So I over-explain. I answer my own phone. I tell people when a house is wrong for them even when it costs me the sale, and when the timing is wrong even when it costs me the client. Twenty-nine years of that has produced 128 reviews without a single one below five stars, which I'm quietly rather proud of.
